At this point, while final design selections are being made, the operations arm of Hartman Homes is hard at work with the formal construction of the home.
- Staking the Lot – For this step, you and our job supervisor meet on the site to assess the placement of the house, establish the height of the foundation, and the location of the driveway and the turn around. Smaller acreage lots may require the assistance of a surveyor.
- Foundation and Framing Phase – Excavation of the lot takes place, the foundation is installed, the lot is backfilled and the structure is built.
- Mechanical Rough-in Phase – A mechanical meeting will take place at the site. At this time locations are reviewed for such items as electrical, plumbing, heating, audio video wiring, central vacuum rough in, security system, phone/TV wiring and more. It is required that the homeowner be present for this one to three hour time period. We also ask that children are not present as we cover a great deal of important information. As the mechanical rough-ins are completed, typically the well and septic (if applicable) and outside concrete work is completed. This phase will seem slower than that of foundation and framing, but is critical.
- Hard Flooring Phase – Hard flooring consists of various flooring such as vinyl, tile floors, tile showers and hardwood flooring. The hardwood floors, if real wood floor vs. pre-finished, will be stained and coated with at least one coat of finish. The floors are covered for protection in anticipation of the trim carpenters.
- Interior Trim Phase – This phase can vary in time due to the size and complexity of the finishes. During this phase, you will see installation of cabinets, counter tops, doors, trim, specialty millwork (built-ins, benches, fireplace mantles), etc. Onsite meetings may be requested with the homeowner and designer as questions arise.
- The Final Phase – The final phase brings all your selections together with final painting, varnish, hardwood floor final coats, hardware, carpet, cleaning, and miscellaneous punch list items.
Over the years, we have created a great relationship with our own subcontractors and vendors, enabling us to schedule a move in date two to three months prior to the actual closing of the home. Mid way through the framing process, a complete build schedule is generated. This gives us a guideline to follow day to day. Our subcontractors know well in advance their scheduled days to be at your home.
When we get close to the closing date, we should be able to confirm the actual closing date with the homeowner and their title company.
Our accounting department will work directly with you and the closing institution to confirm final numbers.
On-Site Visits and Safety
We encourage you to have the opportunity to be hands on throughout the building process. In addition to more formalized meetings at the site, such as the mechanical walk through, we encourage you to visit the job site as often as you'd like.
When you visit your job site, we ask that you observe the following common safety procedures at all times when visiting:
- Keep children within view and younger children within reach, or make arrangements to leave them elsewhere when visiting the site.
- Do not walk backward, even one step. Look in the direction you are moving at all times.
- Watch for boards, cords, tools, nails, or construction materials that might cause tripping, puncture wounds or other injury.
- Do not enter any level of a home that is not equipped with stairs and rails.
- Stay a minimum of six feet from all excavations.
- Give large, noisy grading equipment or delivery vehicles plenty of room. Assume that the driver can neither see nor hear you.
